FEATURES OF THE FORMATION OF A MODERN RESIDENTIAL MULTI-APARTMENT BUILDING (USING THE EXAMPLE OF THE CITY RIVNE)

Abstract

The article forms the terminological basis of the study. In particular, the concepts of such terms as "apartment building", "residential development zone", "residential complex" are revealed. The features of the historical aspect of the formation of residential development in Ukraine from the time of independence to the modern stage are investigated. The transition of construction from the public to the private sector was emphasized, which led to the emergence of a new approach to the construction of multi-apartment housing. The state of research on the issue is outlined and the relevance of the issue of housing construction in the urban planning context is determined. The objectives of the study are clearly defined, in particular, the need to develop illustrative analytical material on new residential complexes in the city of Rivne and formulate the main provisions and conclusions based on the research conducted. The location of new residential apartment buildings in the city was investigated: in the center, in the middle zone, and on the periphery. It is noted that the location of new construction of the studied period was carried out in two variations: on areas free from development within the city and by densifying existing residential buildings of different periods. Two basic directions for the territorial development of the city have been identified: mainly in the western and southern directions (according to the 2003 master plan). In the urban planning context, individual exemplary residential complexes of the settlement were analyzed, in particular, the residential complex "Na Schaslyvomu" (the largest residential complex), the residential complex "Spectrum", and a set of residential complexes on the outskirts of the "Yuvileynyi" microdistrict. Illustrative analytical material has been developed regarding new residential complexes: the location of buildings on the site, their configuration, orientation to the cardinal points, number of floors, location and availability of sites on the adjacent territory, green spaces, location of temporary parking lots for cars, planning structure and driveways on the territory, boundaries of residential complexes, etc. have been analyzed. Based on the research conducted, the main provisions and conclusions were formulated, reflecting both the shortcomings and positive aspects of the formation of modern residential development in the form of residential complexes. Among them, we can mention the problem of the lack of an environmental approach in the design of certain modern residential complexes, disharmony of architectural styles, adoption of suboptimal urban planning decisions in a number of cases; transition to better urban planning, aesthetics of the adjacent territory; originality of the solution of adjacent sites and landscaping of the territory; partial implementation of the concept of "yard without cars", etc.
