Abstract
The article examines the theoretical and practical aspects of accounting and analytical support for investment real estate management under the requirements of the Ukrainian National Accounting Standard (NAS) 32 "Investment Property". The relevance of the research is determined by the growing importance of investment real estate as a source of stable rental income and capital appreciation, as well as by the need to improve the quality of accounting information used in strategic management. The study identifies the key challenges associated with the recognition, classification, measurement, and reclassification of investment property, emphasizing that traditional accounting systems focused on recording historical transactions are insufficient for supporting modern management decisions in conditions of market uncertainty. Particular attention is devoted to the accounting policy concerning investment property, including the selection of measurement models based on either fair value or historical cost. The paper analyzes the impact of these approaches on financial reporting and management decisions and substantiates the necessity of developing internal procedures for documenting changes in the purpose of property use. A three-stage procedure for the reclassification of real estate assets is proposed, covering the identification of classification criteria, the selection of an appropriate valuation model, and the proper accounting documentation of transactions. The research also emphasizes the integration of accounting information with analytical tools aimed at evaluating the efficiency of investment property management. A system of analytical indicators is proposed, including gross yield, net profitability, maintenance cost ratio, and fair value volatility index. These indicators enable managers to assess the profitability, operating efficiency, investment attractiveness, and market risks associated with investment property without establishing a separate management accounting system. The proposed methodology is based on the transformation of existing accounting data and therefore can be implemented within the current accounting framework. The study concludes that improving accounting and analytical support enhances the reliability of information used for managerial decision-making and contributes to more efficient utilization of investment property. The proposed methodological recommendations strengthen internal control, improve investment planning, facilitate objective performance assessment, and provide a practical basis for optimizing investment property management in modern business conditions. Future research should focus on developing internal management reporting forms and automating the monitoring of investment property performance within enterprise information systems.
